Every hazard the statute names, and the tax on the parcel.

Civil Code 1103.2 names six hazard determinations. A complete report answers all six, states the source and the publication date for each, and says plainly where a hazard was not found rather than leaving the line blank. The two tax disclosures follow, read from the county.

The tax page is where these reports go wrong.

Most of the industry buys property tax data from a reseller. We read the county's own tax bill. That difference shows up on exactly the parcels where it matters most, the ones carrying a Mello Roos district, a 1915 Act assessment or a PACE lien.

Read from the county

The county tax collector is the source. Where a county cannot answer inside a request, that county's own roll is held rather than substituting a figure from somewhere else.

Reconciled to the cent

A county counts as verified only when the total, the ad valorem subtotal and the direct charge subtotal each match the county's printed bill exactly. Two errors can cancel inside a total.

Checked every morning

All 58 counties are probed daily, and the check asks whether a real bill came back rather than whether the request succeeded. A scraper that quietly stops still returns a plausible number.
